Four-Stage Asbestos ClearanceLondon and the South East

Here at Lambeth Scientific Services Ltd
We are a licenced asbestos testing company that supports businesses and homeowners with all their asbestos testing requirements. Also known as a Certificate for Reoccupation, four-stage clearance is necessary to determine whether a building recently cleared of asbestos is safe for reoccupation.
Four-stage clearance is a thorough assessment that must be completed by an independent, UKAS-approved asbestos specialist. Comprising visual inspections and the study of air samples, four-stage clearance is necessary after the removal of asbestos or any repair or encapsulation works that might disturb any known asbestos in your premises.
All four stages of the assessment must be passed before a building can receive final sign-off and re-open. When it comes to four-stage clearance, our team is meticulous and can guide you through the process from start to finish, assisting you with any questions along the way and managing your expectations.
Asbestos 4 Stage Clearance
Below is a breakdown of what four-stage clearance entails:
Stage 1 A preliminary check of the site condition
Our initial check will form our first impressions of the work undertaken, the material removed and where from. We will note the overall condition of the site, its cleanliness and also review the building contractor’s paperwork. Our team will seal off the area and restrict access to anyone not directly involved in the assessment process.
Stage 2A thorough visual inspection
Stage 2 is a critical step to determine if the asbestos has been effectively removed from the site. Our analysts will search for any visible traces of suspected asbestos in the form of settled dust on surfaces, flooring or in airlocks. We will inspect vents and exit points carefully to determine the work has been completed in full.
Stage 3Air monitoring
If our team is satisfied that no visible traces of asbestos are present, then we move on to air monitoring. This process involves collecting a measure of air using specialist equipment to determine the presence of asbestos fibres. Unlike its solid form, asbestos fibres are usually invisible to the naked eye, making air sampling crucial to determine its presence.
Stage 4Final assessment
Our analysts will remove the enclosure, checking once more for any visible traces of dust and will make sure the area is visibly clean. Once we are satisfied the area is asbestos-free, we will issue a Certificate of Reoccupation.
