All Sampling and Surveying is undertaken in accordance with the HSG 264 Asbestos: The Survey guide, and all samples are sent to a UKAS accredited Laboratory for independent analysis.
The Control of Asbestos Regulations requires duty holders to manage and monitor asbestos in buildings used for commercial purposes. But first you need to find out if you have any! A trained and experienced asbestos surveyor can help you with this – all of our surveyors hold either the BOHS P402 certificate or RSPH Level 3 in Asbestos Surveying
There are 2 types of Survey
A Management survey will be a visual inspection of your premises, with minimum intrusive work and material samples taken where appropriate. This will enable you to locate, as far as reasonably practicable, the asbestos materials in your building which could be damaged or disturbed during normal occupancy.
Refurbishment and Demolition Surveys are fully intrusive surveys which are needed if you are planning to undertake any intrusive repair, maintenance, refurbishment or demolition works. These surveys should uncover asbestos hidden within the structure of the building.
Your asbestos survey report will contain the Asbestos Register. This will itemise any asbestos materials within your building, including the location, extent, condition, surface treatment, lab analysis of the samples, floor plans and photos. You should also have a Materials, Priority and Risk score rating for each material located.
Asbestos Management Plan
Once the survey is complete you will need an Asbestos Management Plan. This document outlines how you manage asbestos within your buildings, including:
- Who is responsible for managing asbestos
- The asbestos register
- Plans for work on asbestos materials
- How often your will re-inspect the asbestos materials
- How you inform people about your decisions
Re-inspection Survey
A re-inspection survey is a regular check on the condition of your asbestos materials to make sure they are still in good condition and are safe to building occupants. We recommend that you have this carried out annually but some high-risk items may require more regular checks.
